1. MAKE IT SHINE!
The better your home shows the more money and the quicker it will sell! We will do everything on our end to market your home and attract qualified Buyers, but you as the owner need to do everything you can to make the home sparkle!
2. PRICE IT RIGHT!
It is a big misconception that you need to price it higher in order to leave room to negotiate. If a home is priced properly, and I do not mean low, in most cases it is on the higher end of what comparable sales support. If you price your home properly, you will attract the right buyers who are looking for a home like yours. You will also get more showings sooner, and perhaps the opportunity to have multiple offers and negotiate the best possible terms.
3. DO YOUR HOMEWORK!
Do your homework on the agent you select. Unfortunately, in our industry it is rather easy to get a license. There are a lot of Realtors out there but not many professionals. Ask the Realtors for any accreditations or designations they have earned. Also, check the internet for reviews as this may be an indication of past performance.
4. CURB APPEAL IS PARAMOUNT!
Buyers will make a decision about your home the moment they drive up to it. Make sure your landscaping is well manicured, fresh mulch, and some colorful flowers are always a plus! Make sure the front door is clean, or freshly painted and the door hardware is either new or in good condition.
5. CLEAN, NEAT & DE-CLUTTERED!
Do these three things and your home will show better than most of the available inventory. Make sure the refrigerator is free of pictures / magnets, counter tops are clear. Simpler is better. Bathrooms should be “eat off the floor” clean. Make sure there are no dark spots in the grout in the showers. Remove excess furniture that makes rooms feel small. A fresh coat of paint will make a home feel fresh and clean. Steam clean carpets, especially if you have pets.
6. MAKE YOUR HOME EASY TO SHOW!
Don’t make Buyers and Realtors jump through hoops to show your home. If you do, they may move onto another home and possibly not come back to yours.
7. REPLACE YOUR LIGHT BULBS!
Replace all burnt out light bulbs. Make sure all window blinds work and are open to allow natural light into the home.
8. IF YOU KNOW SOMETHING ISN'T WORKING, FIX IT!
Homes that are well cared for sell quicker and for more money. It is also a good idea to get a home inspection prior to listing so you know what issues you may face when a buyer does an inspection on your home.
9. MAKE YOURSELF SCARCE!
Make yourself scarce when your home is being shown. Buyers often feel uncomfortable when the Seller is home, especially when the seller follows the Buyers throughout the home pointing out different features. Let the Buyers and their Realtor tour your home in privacy. If they have questions, they will be sure to ask.
10. SHOULD YOU STAGE YOUR HOME?
Possibly. There are a few variables like price point for your home, and amount of active competing properties. Staging can get expensive, to the tune of a few thousand dollars for a 3 month period. Speak with your Real Estate professional if staging is a good move for you. In most cases, a good Realtor can walk through your home and go over the items that need to be done to make your home show the best.
